Retail Strategy Study
Project: Historic Anacostia, Washington, DC

Historic Anacostia, in Washington, DC’s Ward 8, has long been an underserved retail market. Ward 8 has the highest unemployment rate in the city and a high crime rate. In recent years, some parts of the area received investment by developers and federal agencies; however, it was largely overlooked during the real estate boom when the affluent parts of the District prospered. Our client’s vision was to turn an underutilized commercial and retail area into a vibrant mixed-use community.
Fulton Research studied the retail market and confirmed that there exists significant demand for retail goods and services, but few retailers are in place to meet this demand. The Retail Strategy Study defined the trade area, developed a demand analysis, estimated purchasing potential by product type, and provided a void analysis of retailers. Using this analysis, Fulton Research prepared a merchandising strategy for the center and estimated effective occupancy costs.
