Active Adult communities will be a growth market for home builders through the next decade. Aging Baby Boomers, and others entering their retirement years, will drive development of new and innovative products. To meet the needs of the affluent segment of this market, Classic Community Corporation is planning an upscale and innovative age-qualified golf course community called Two Rivers, in the affluent submarket of Crofton, MD.
 
Fulton Research prepared the Active Adult Market Feasibility Study for Two Rivers which included a demand estimate by age and price range. With the upscale design and golf course amenity, the Two Rivers community will be a destination for affluent buyers from around the region, not just local buyers. Due to the accessible location near several employment centers, Two Rivers will attract those affluent seniors who are still working, along with the retirees. Based on the Survey by Fulton Research, “Today’s Home Shopper”, attracting an affluent retiree to an age-qualified community requires a unique marketing approach which stresses quality construction along with an active lifestyle. Comparable communities from the region were evaluated and case studies of similar communities were provided to establish a baseline for home values. Recommendations were made for diversified product lines and price positions which met the broadest market for upscale age-targeted housing in the region. In-depth study of the new and unique product styles at comparable communities was also conducted.
