Project: Route 28 Corridor Study of the Development Potential for Class A Office Space
Location: Loudoun County, VA

Fulton Research completed a study of the Route 28 Corridor in Loudoun County that assesses the development potential for Class A office space under current land use policies and zoning. The study concluded that market conditions in and around the corridor represent tremendous economic development potential. However, regulatory conditions, relating to land use policy and zoning, are outdated and conflicting. If they remain, the corridor will fail to develop in a competitive manner.
The study puts forth a land use vision that optimizes economic development of the corridor by building on existing market forces in and around the corridor. The study concludes by recommending specific changes the County should make to move toward the new land use vision. Those recommendations are available in the full report, available upon request.
