Dan Fulton | President
Dan Fulton has more than seventeen years of experience in market research and strategic marketing for the telecommunications and real estate industries. His expertise includes market feasibility studies, consumer research, strategic marketing, market analysis, and management consulting for builders, developers, and investors of real estate. He has advised clients throughout the country on all types of development from mixed-use town centers to hi-rise developments and active adult master-planned communities.
Mr. Fulton recently published the Today’s Home Shopper report, which presented the results of a 1,000-respondent home shopper survey. His analysis and writings have been published in The Washington Post, CNNMoney.com, The Washington Times, and other national publications.

Debbie Rosenstein, MIRM | Principal
Ms. Rosenstein is very active in the building industry at large. She is currently a Senior Life Director and Past President of the Northern Virginia Building Industry Association (NVBIA) and is a Life Director and past Chair of the Washington Metropolitan Sales and Marketing Council (WMSMC). She currently serves on the NAHB Board of Directors, and recently served on the National Sales and Marketing Council Board of Trustees for the National Association of Home Builders (NAHB) and the NAHB Public Affairs Committee.
From 1978 until the formation of Rosenstein Research Associates, Inc., Ms. Rosenstein was with Housing Data Reports, Inc. (now Hanley Wood Market Intelligence). Serving as President of Housing Data Reports, Inc., and Vice President of the consulting arm, Housing Strategies, since 1987. In early 1992, Ms. Rosenstein formed her own market research and marketing firm, Rosenstein Research Associates, Inc. The firm had as its primary focus specialized marketing and consumer research, feasibility work and marketing strategies. In 2006, Ms. Rosenstein merged her firm with Fulton Research, Inc.

Margarita Foster, LEED AP | VP Office Markets & Sustainability
Margarita Foster authors market feasibility studies, due diligence reports, and numerous tailored studies in support of new development, acquisitions, and the repositioning and redevelopment of office assets. She is the firm’s point person on sustainability across all product types. Ms. Foster holds a Bachelor’s in Finance from the University of Delaware and a Master’s in Urban and Environmental Planning from the University of Virginia. She is a LEED Accredited Professional, and a member of ULI, NAIOP, and USGBC.
Prior to joining Fulton Research, Foster owned her own consulting firm called Foster Market Research. Previously, she served as vice president of market research for Cassidy & Pinkard Colliers, a Washington, DC-based commercial brokerage company, where she and her research team tracked market data and identified trends for brokers and clients in support of investment sales, leasing, and finance transactions valued between $1.5 and $3.5 billion annually.

Mike Wann | Regional Manager, Senior Consultant
As regional manager for the Northeast, Mike is responsible for managing client engagements and field research operations. In addition to his extensive residential housing experience, his expertise also includes rental housing for seniors. Prior to working at Fulton Research, Mike worked for Fortune 500 telecommunication and technology companies in strategic marketing and market development roles. He is a graduate of the University of Richmond and resides with his wife and two young children in Lancaster, PA.

George Fulton | Founder & Advisor
George Fulton began his housing career in the marketing department of the Del Webb Corporation in Phoenix, Arizona. Del Webb developed the original active adult community, Sun City—Phoenix. He later became Del Webb’s advertising and research manager for Clear Lake City, a new 25,000-acre community surrounding the NASA Space Center in Houston, Texas.
After Del Webb Mr. Fulton became a Senior Vice President of Marketing for the largest independent real estate firm in the country at the time, Walker & Lee Realtors, a California company. The firm specialized in new home sales for builders with annual sales in the 5,000 units per year range. His responsibilities included the development and management of a 25-person research department serving Walker & Lee’s builder sales clients as well as other builders and developers throughout the country. Mr. Fulton was a member of the Board of Directors for the Orange County, California Economic Development Board.
